Accuracy and Reliability

Completeness

418 completed plots have been declared by 88 trusts plus NHS Property Services. 117 trusts confirmed they had no surplus land to declare.

Some plot information provided was found to be inaccurate during our validation process; please see details in the “Known Issues” section.


Data entry and validation

All data are provided via NHS England’s Estates and Facilities Management (EFM) system, which includes internal validation methodology to help towards responses that are accurate and within expected ranges. The collection system has functionality to ensure that only relevant questions are completed e.g., by adding / removing data fields depending on answers provided to specific related questions. A record of data cannot be completed until all required responses have been entered.

For this return, providers were only required to enter and/or update data if there had been any changes during the period but all trusts were required to confirm their position was up to date. For those trusts with no surplus land, this meant declaring this on the EFM system before the extract deadline, which was communicated well in advance to providers by NHS England. The system has been closed for access whilst the extract was taken and the next period will be announced to data providers in due course.


Known Data Quality Issues

The following bullets describe known issues relating to the Apr-Sep 2025/26 return. We have included details of the provider type, and how many affected plots were “non-sensitive” and “sensitive”, as data users will only be able to access details for non-sensitive plots in the .csv file.

The next section details data quality issues in the values provided against each data field; any plots identified as “sensitive” are not visible in the .csv data file.

Plot gross internal floor area
  • 2 NHS Property Services plots and 1 trust plot had a value of 1 m2 (all sensitive).
  • 1 NHS Property Services plots had a value of 0 m2 (1 sensitive) and a pre-disposal use involving buildings.
  • 5 trust plots had a value of 0 m2 (4 sensitive) and a pre-disposal use involving buildings.
Backlog maintenance
  • 2 trust plots were reported with a figure of £1.
Estates and facilities running cost
  • 1 trust plot was reported with a figure of £743.
  • 1 trust plot (sensitive) was reported with a figure of £759.
Investment required
  • 6 trust plots (4 sensitive) were reported with a figure of £1.
Housing units
  • 3 NHS Property Services plots (3 sensitive) had a value of zero, but a post-disposal use of “Mixed with Housing” or “Housing”.
  • 6 trust plots (4 sensitive) had a value of zero, but a post-disposal use of “Mixed with Housing” or “Housing”.
Estimated sales receipt
  • 4 trust plots were reported with an estimated sales receipt of £1 (4 sensitive).
  • 1 trust plots were reported with an estimated sales receipt of £2 (1 sensitive).
