Summary

The 2024/25 Estates Return Information Collection (ERIC) presents the latest insights into the costs and operations of the NHS estate across England, including all NHS trusts and Ambulance trusts. This mandatory annual return captures a wide range of data – from the cost of maintaining buildings and hospital equipment to the provision of essential services such as cleaning, catering, and utilities.

Since 2018/19, NHS England’s Workforce and Estates Team, in collaboration with the Estates Division, has implemented a series of robust measures to enhance data quality. These include strengthened validation checks at the point of entry, clearer guidance and communications for data providers, and comprehensive assurance processes involving direct engagement with trusts. As part of the “commit data” process, Chief Executive sign-off is now required, reinforcing accountability and accuracy. NHS England also supports trusts through webinars and a responsive user support service to ensure consistent and reliable reporting.

It’s important to note that some data fields are currently marked as unreliable due to recent changes in definitions or their new inclusion in the collection. Users are encouraged to consult the introduction and data quality worksheets for further detail.

NHS England continues to work closely with stakeholders and data providers to refine definitions and strengthen assurance processes. While national-level comparisons across similar provider types are broadly valid, users should exercise caution, particularly where data is labelled as experimental.

For the period 1st April 2024 to 31st March 2025, NHS trusts reported:

Total cost of running the NHS estate.

11.3 billion kWh

Total energy consumption across the NHS estate.

£15.9 billion

Estimated cost to eradicate backlog maintenance.

This figure reflects the investment needed to restore buildings to a defined condition based on assessed risk, excluding planned maintenance.

£1.6 billion

 Total cost of cleaning services.

£0.8 billion

Total cost of providing inpatient food.
